Gazelle Lane

This substantial 480m2 home was constructed in 2007 and badly damaged in the February 2011earthquake rendering it uninhabitable.

Repairs to the house included reconstruction of the 3m high-main retaining wall to the bottom of the property, partial reconstruction of the mid floor blockwork, crack repairs to floors and walls, full re-plaster to the exterior and complete interior repair and redecoration.
Access to the retaining wall was difficult due to damage to the lane below however with the assistance of our team of subcontractors a solution was found by accessing via the steep neighboring section.

Designed and repaired in consultation with the insurer, project management office, engineer and the homeowner, this project has to be one of the earthquake repair success stories.

Terrace Downs House

The brief was for 3 bedrooms upstairs, one fully ensuited and another ensuited bedroom downstairs. The prime emphasis was on indoor/outdoor flow & recreation.

A special feature of this stunning home is the ‘oak’ stained panelled billiard room.  Back to back gas fireplaces divide the billiard room from the sitting room & form a focal point in both rooms.  A large feature kitchen on the North opens into the dining on the West with views of the mountain.  Exterior cladding included timber and stone to blend in with the environment.

The house was designed by Replica Homes and won a Silver award in the 2008 House of the Year Awards - $650k to $1.0m category.

Hamner Frontage.jpgThe site for the home was a steep narrow triangular shape posing quite a challenge both from a design & construction point of view.

The client wanted the home to have an alpine feel & sit comfortably into the site following the fall of the land.  They also wanted to capture the mountain views to the North as well as capitalising on the Eastern view to a man made lake.  The Replica Homes design achieved all this.

Cedar was selected for the exterior cladding with a dark grey colorsteel roof which blends well with the forest behind.  A large wall of window under a pitched gable focuses on the mountain which can also be viewed from the mezzanine. The lake can be viewed from a large picture window in the kitchen.

Mt Somers

Mt Somers Exterior

This farmhouse was designed by Trengrove and Blunt to handle the climatic forces of its high altitude.  Oamaru Stone in earthy tonings laid in large blocks clad the exterior walls and lenda timeless quality to the exterior.  Outdoor living courts surround the house, taking in spectacular views.Under the classic corrugated steel roof the timber structure is featured with shaped exposed rafters and beams finished with oil stain.

Mt Somers Interior The interior provides a comfortable living arrangement featuring natural light and space well suited to the clients collection of antiques and art pieces. The principal room, which captures the view of Mount Somers peak has a special atmosphere, featuring a lofty sloped ceiling panelled in Cedar, a stone wall and contemporary farm kitchen. A variety of energy sources minimise power usage and prepare the owners for the sometimes harsh winter conditions and occasional power outages

Grasmere Exterior This exquisite single level residence, known as the Riverview Cottage, was designed and built as a luxury holiday retreat.  Designed by Replica Homes and sited so as not to impose itself upon the environment, the classic alpine style has been given a contemporary twist.

Grasmere KitchenThe interior space has been laid out with an open plan living, kitchen and “snug” area as the central spine, with two large bedroom wings off each side.  Each bedroom wing has its own cosy gas fireplace, ensuite with spa bath and walk in wardrobes.  High ceilings and a pitched ceiling in the living area increases the light spacious feel of this residence.  Enormous north facing doors and windows off the living and bedroom areas look out onto a timber deck where your eye is carried down the Cass River and across to the Puketeraki Range.

The natural colour scheme is elegant and draws rather than distracts your attention from the breathtaking view.  All details, finishes and fixtures have been carefully selected, and have been completed to the highest level of workmanship.

'The Chalet'

Grassmere_Lot_1.jpgThis two storey residence, known as The Chalet has been designed and built as a luxury five star retreat for couples or families.  The main inspiration for the design came from the alpine homes in Colorado.

The use of Wairau stone on the chimneys and the base of the posts is complemented by the cedar board & batten exterior cladding.  The stonework to the interior face of the chimney in the living area extends 8m to the underside of the roof which is met by the pitched T&G timber ceiling.

Grassmere_Bathroom.jpgFour spacious sleeping areas, two on the ground floor and two on the first floor are separated by the central living area.  Each includes a gas fire, large ensuite and walk in wardrobe.

A cosy feeling has been created throughout the residence, due mainly to the warmth of the timber, the natural rich colour scheme, and the inclusion of a gas fire in all main rooms.  The quality workmanship, fixtures and finishes are in a class of their own creating a truly luxurious environment.

Grassmere ResidenceSited upon the side of a hill it is nearly invisible from the road.  The shape of and positioning on site has been deliberate so as to capture all day sun, and take advantage of the the magical views of the surrounding area.

A blend of both traditional timber and stone and contemporary textured plaster exterior finishes, gives a fresh energy to a classic style.  The central open plan living core complete with a cathedral style timber ceiling, is flanked one side by the master bedroom and study, and on the other by the guest bedroom and garage. Both bedroom areas have their own large ensuites complete with spa baths and walk in wardrobes.

A double sided gas fire provides warmth to the living / dining room and sunroom.  Large verandahs provide protection from the extremes of the climate and the native landscaping is complementary.  The colour scheme is neutral and is given warmth with the introduction of dark timbers.  The highest level of fixtures and workmanship have been continued into this magnificent home.

Appian Lane

Appian FrontageAppian HallwayDesigned by architect William Noordanus, the hillside home presents an integrated mix of construction techniques and architectural flair, ready for a young active family.

Appian Exterior

It is a fine example of modernist building, using existing, well established building products and simple, but highly effective detailing to create a special home.

The large main living area capture views looking out over the Pacific Ocean and back into Boulder Bay.  The hallway runs the length of each level, reinforcing the spine effect that is translated to the outside of the house.

Hawthornden Road

Hawthornden FrontageStately.  An Apt description for this home that displays a level of understated grandeur.  Designed by Replica Homes, this home nestles among open paddocks and shelterbelts, hidden from the surrounding roads by the existing residences.  Privacy is paramount to the clients who have chosen to "get away from it all", but to still live within the city boundaries.

Hawthornden InteriorThe house and it's environs cater to all of the interests of the clients, with an attached tennis court, a large garden area, stables and golf courses which are located close by.  The home also caters to the clients social agenda.  It includes additional secondary bedrooms, bathrooms and a large entertainment area which incorporates a state-of-the-art AV system and bar.

Godley Drive

Godley ExteriorSituated high upon Scarborough hill, this imposing Chris Prebble Architects design has a clear Mediterranean inspiration.  The curved retaining walls and entry canopy give a welcomed relief to the sharp lines of the surrounding homes.  The positioning of the home on the site gives maximum exposure to the view, which has been accentuated with the full height west facing windows and doors.

This project posed many technical challenges due to the steepness of the site and the scale of the works.
