Commencing in August 2018, this project involves the construction of a three level Serviced Apartment wing, and two-level Rata Wing Extension. The Apartments include 21 two-bedroom units with open plan kitchen and living, one and a half bathrooms and walk in robes. On the ground level there are garage, storage and caretaker facilities, and a lift servicing all levels. The Rata Wing extension comprises 4 one-bedroom units with open plan kitchen and living, and accessible bathroom facilities.
Contract Construction has a long-standing relationship with St Albans Retirement Village, having already completed their Ash Wing EQ Repairs, Maple Wing Alterations and the Entry, Reception and Interior Upgrade works.
The current project structure comprises a concrete slab ground floor on piled foundation. The stair and lift area walls are concrete block, and the support structure for the apartment area is steel framed, with structural steel stud walls. Mid-level floors are constructed using Traydec Flooring system. Cladding includes Hardies Oblique, Stria and Linea Weatherboards, Hardies Hardiflex and Resene Integra light weight concrete. Aluminium joinery and metal roofing complete the building envelope.
Internally, fire and acoustic separations between units are of significant importance, and are achieved with Gib Systems specifications, insulation and blockwork.
As this project involves working on an occupied site, a high level of care, planning and coordination is required to maintain safe access for residents and staff, while also maintaining an efficient work site with adequate access and facilities for site operations.
